Abstract This article is focused on mapping the main typical problems of city centers, under the dynamic circumstances of this era, and introduces a sustainable planning and development (SPD) approach to city centers. The article is focused mainly on a comprehensive and integrative point of view, rather than on one aspect of sustainability. In this framework the skeletal components of the city center are introduced and the strategic model is identified as the most suitable model of the planning models included in planning theories.
